SUBLEASE CONDITIONS

Current Tenants:

  1. You will be responsible for showing the apartment and finding prospective tenants.
  2. You may advertise, using your phone number only, you CANNOT use River City Property Management’s number in your ad.
  3. When you find someone that is interested in the property, you need to have him/her complete our rental application and return it to our office for processing with the nonrefundable application fee. You are welcome to take a few applications to have on hand or download them for prospective tenants.
  4. After the application has been processed, we will call to let you know if the prospective tenant has been approved or not. We will not call the prospective tenant.
  5. Once they have been approved, it will be your responsibility to contact them to make your final arrangements.
  6. You and the new tenant will need to decide on a time and coordinate that time with our office to complete the Assignment/Sublet Agreement. The agreement will need to be signed by all parties. If your lease calls for a sublet fee to be paid, usually on page 4, #39 or #40, you will need to pay this on or before the agreement is to be signed.
  7. You will need to finalize any cleaning/carpet cleaning (if applicable), utility transfers, move-in and move-out, and exchange of keys. Any cleaning, carpet cleaning, or repairs need to be done to the new tenant’s satisfaction, but the new tenant also needs to be aware that they are taking the property “as is”, as our office will not be doing a checkout of your unit.
  8. In most cases, the Security Deposit for your unit will remain with Landlord and an acknowledgement of transfer between you and the “sublet tenant” will occur. You will need to work the Security Deposit arrangements out with the prospective tenant.
